On the 1st floor, 2 generously sized bedrooms with a number of closet space and 1 full bathroom. 1 room has a double bed (180x200) and the second has 2 twin beds (180x90). Both bedrooms have AC and mosquito nets on the windows.
The bathroom has a bath and shower head, sink, toilet and bidet.
On the ground floor, the serene living space equipped with a desk, books and a tv and dining area with a table that can be made bigger or smaller according to the number of people allows plenty of room.
A fully functional and equipped kitchen is found just off the dining space.
The basement has a laundry room, garden tool room (for gardeners only) and access to the independent studio.
The 2nd house has been recently renovated. There are 2 bedrooms (one with a double bed and the other with 2 twin beds) that give onto a spacious terrace.
Both bedrooms have AC.
The bathroom has a walk-in shower, large sink and toilet.
The very luminous living space and open fully equipped and functional kitchen are perfect for eating and relaxing inside.
The studio is an independent extra room located on the lower level of the main house equipped with its own toilet and shower room
The studio has a double bed (160x200) a sofa bed and a shower room with a toilet and sink. Although this room stays cool, there is a fan available.
A private salt swimming pool of 15x7.
The pool is fully equipped with loungers and parasols.
A float type alarm system is available but it is not recommended to leave children or people unattended.
The pool has an access via stairs, on a platform of about 1 m deep and a deep area.
A ping pong table is available.
The pool is open from June to mid-September.
The property has 4 acers of land on top of a hill with no vis a vis.
The property also has a pergola with lights for outdoor meals and drinks and a belvedere for morning breakfast with a view.
Under the second house a storage room houses an extra table for outside and a weber barbecue.
A typical pizza oven and wood is available for use
We ask that guests be carful with water consumption. The house is not on the mains so water can get low during the summer season. We are able to fill up our tanks but a responsible consumption is appreciated.
The protection of the environment is also a particularity of the Umbrian region.
Town centre Trestina is just a 5-minute car ride to supermarkets, restaurants and boutiques.
There is a train station that can take you to different towns.
Trestina has 2 big supermarkets, doctors, vets, banks, cafés and restaurants.
Day trips include Florence, Assisi, Gubbio, Sienna, where one can visit and eat typical Italian meals.
For wine lovers, the main wine routes are within reasonable distance. The region is also very attractive to cyclists who can leave directly from down the hill and cycle through Umbria and Tuscany.
